South Van Ness is a wide Street which bisects the Mission. This site is at the corner of 15th. The diverse fabric of this neighborhood ranges from full lot coverage industrial structures to residential infill. No rear yard pattern around our site enabled us to trade the 25% open space requirement with a series of courts cut into the block. These maximize girth and optimizing light for the units. At street level the cuts create a series of courtyards that the commercial spaces line. The building is articulated at the scale of residential buildings as a series of vertical towers, emphasized by fenestration and articulation, which merge with the smaller Victorian buildings on 15th Street. As a whole, the towers assemble and wrap the corner at the scale of bigger industrial buildings along South Van Ness.
